Smoking

This is a non-smoking property, including e-cigarettes and vaping. No smoking is permitted inside the Lodge or on the wooden decking. Please respect this. An excess cleaning charge of £250 will apply if you smoke in our property in accordance with the terms & conditions.

Wi-Fi

Our Wi-Fi name is “Colman Brook Lodge” and the password is in the Guest Information pack under the television.

The speed is around 15Mbs which is good for streaming. Our Smart TV supports YouTube, Netflix and Amazon Prime, but remember to sign out of your account before leaving.

Arrival & Departure Times

Check-in time is 3pm and Check-out time is 10am. Kindly depart on time for cleaning changeover, not forgetting to return your keys to the key-safe!

Please phone us on 01692 580202 or 07939 127066 two or three days before your arrival for access instructions. When you have your keys, the green key is for the front door and the yellow key is for the French windows at the rear.

When packing for departure, please could you strip used bed linen, but leave the mattress and pillow protectors on. Please place the used bed linen with the dining tablecloth if used in one laundry bag from the hallway cupboard. All used towels, bathroom mats and kitchen tea towel should be placed in a separate one. Please leave these in the hallway by the mirror ready for our housekeeper.

Subject to availability and our housekeeping cleaning schedule, it may be possible to offer Early Starter and/or Extended Departure options to extend the length of your stay and make your time with us even more special. Please call us on 01692 580202 as soon as possible to enquire or book these options.

Car Parking

A single car parking space is available immediately adjacent to the lodge. Please park on the tarmac space adjacent to the lodge, not on the grass and please avoid obstructing access to surrounding lodges. Visitor car parking spaces are dotted around the park should they be required.

In The Event of Fire

Your safety is a very important to us. Please take a minute to view and familiarise yourself with the Fire Safety card affixed to the rear of the coat cupboard door, on the right as you enter our Lodge. A fire extinguisher and fire blanket are wall mounted in this cupboard.

Health & Safety

A Health & Safety box is located in the top of the coat cupboard in the hallway. Here you will find a first aid box, torch, spare batteries and other useful items should they be required.

Appliance Information

You will find user manuals for most of the appliances in the drawer underneath the TV. Appliances included are:

Gas Central Heating throughout
Kitchen –  Electric Oven, Gas Hob, Microwave Oven, Washing Machine, Dishwasher, Fridge, Freezer, Toaster and Kettle
Lounge – 43″ Smart Television and DVD Player
Bedroom – Hair Dryer and Alarm Clock Radio

Heating & Hot Water

The gas boiler is located in the hallway cupboard and the digital heating control thermostat is located next to it,

Mode Control Knob – Please do not change any of the settings or controls on the boiler, these are pre-set and should not be altered.

Hot water is supplied on demand, just let the hot tap run for a short while .

The Central Heating is on an automatic schedule, but can be temporarily adjusted from the thermostat in the hallway. Our recommended temperature is 19°C to 20°C and we ask that you be considerate of energy costs.

Towel Rails – The one in the family bathroom is on the central heating system and the one in the en-suite room is electric with the isolation switch located in the hallway coat cupboard. Press the Boost button located above the en-suite towel rail to select the required time.

Lounge Fireplace – As we have Central Heating throughout, the lounge electric fire should be used for effect only. Please feel free to turn it on to add ambience as required.

Television & DVD Player

FreeSat TV is from our own satellite dish and USB media playback is available if you have movies with you in this format. SMART functions are available and the built in web browser works well. YouTube, Netflix and Amazon Prime are supported if you have an account. A full list of TV channels is available here. If you log in to any accounts, please do not forget to log out of them before you leave.

DVD playback is via HDMI channel 2 which will automatically switch to and from this when you turn the DVD player on and off. The TV power, channel and volume can optionally be controlled by the DVD remote, but for other TV functions the TV remote must be used.

Phone / Tablet Charging

Around the lodge are USB charging sockets in the lounge and bedrooms. If you forget to bring your own cables, in the pink box under the TV are new ones you can buy. Please leave the correct money in the box. There are also some charging plugs you may borrow if you need one. Kindly return borrowed ones afterwards.

Waste Disposal

Small bins are located in each of the bedrooms and bathrooms. The kitchen bin is located inside the cupboard to the left of the oven. There is provision to separate recycling and the Parks waste management company collects general refuse, recycling and glass from the bins located in the compounds around the site.

Please empty your waste into these communal facilities at the end of your stay.

Outside & Decking

A large wrap around wooden decking surrounds two sides of the lodge with superb views of the brook and fountain. A six seater family picnic table and two single seater rattan chairs with coffee table are here for you to use. The storage chest provides additional seating and in it are outdoor cushions for the chairs. Please return them when not in use to protect from the elements. The decking may be slippery when wet, so please be careful.

EV Charging

Use of our electricity for charging of your electric vehicle is NOT included in the cost of your holiday and is prohibited. The nearest charging station is located at Tesco Supermarket which is only a short distance away. Stations can also be found in Lowestoft and Great Yarmouth.

Wildlife

A number of rabbits and squirrels reside on or adjoin the park so it will be common to see them from time to time, especially early morning. Also spotted on the park have been muntjac deer. Blackbird, Robin, Blue Tit, Great Tit and Chaffinch are regularly seen and Great Spotted Woodpecker is also present sometimes. Pheasants and of course Pigeons and Doves are often here too. A bird heard but not yet seen on the park is of course Cuckoo! Recently, the number of Red Admiral butterflies seem to have been on the increase and are very distinctive. One of our neighbours often hangs peanut feeders out on the tree easily viewable from the decking and much fun can be gained watching Squirrel trying to work out how to get to them.

Do’s and Don’ts

Please leave our Lodge in the same clean & tidy condition to how you found it. We are self-catering and a washing-up service is not included, please ensure this is completed and everything put away in a clean, dry and tidy manner before you depart. You will be responsible for covering any excess cleaning costs after your departure.

The park is family friendly for all ages, so please refrain from making excess noise, particularly late at night. A number of the Lodges on the park are owner occupied, so please avoid any activities that may interfere with them.

The nearby Brook has a water feature; whilst the water is very shallow, children should not be allowed to play in it.

Please remember the three P’s and do not flush anything other than what is meant to be flushed down the toilet. Wipes and Sanitary Towels should be placed in the provided bin next to the toilets.

Items in need of Repair or Replacement

If you discover anything in the Lodge that is not operating correctly or is unsatisfactory, please let us know immediately so that we may resolve the issue as soon as possible.

Should you discover anything we may be unaware of that requires repair or replacement, there are some maintenance forms at the back of this folder. Kindly complete and leave on the kitchen worktop upon your departure so we can put it right for the next guests.
